Shandreka H look up the NACA program, Credit score doesn't matter, no down payment, no closing costs, no mortgage insurance, and you can buy down your interest rate.

Another source of assistance is your local government. There are often programs in larger cities to assist 1st time homeowners with things like the down payment and rehab. To be more affordable a "fixer upper" may be your path providing it's a market with good resale potential and we're not talking major improvements. I'm thinking more along the lines of new windows, replacing window A/C with a new HVAC system, or maybe just paint & siding.
If you can swing 20% down it helps but I think FHA will go as low as 5%.
I'm not sure if it's still true but VA and FHA loans used to be assumable which means you could take over the current mortgage if you can work out a deal with the owner on the difference between the loan and the asking price.
