We are about to close on a house. We have 3 properties total. This one we will have a mortgage. Every dollar you have saved that can go towards the down payment will help in calculating the final payment for the house. We are going with a 15 year conventional because it was cheaper than an actual VA loan.

Any tips for closing on a house?
I'm working to save for down payment on my first home but it feels like just as I get close to my goal something costly happens and it sets me back months. ie car repairs, surprise medical bills, etc.
